John D Wood & Co. Lettings - Your Role
Your Role as a Lettings Negotiator

As a negotiator you will interview applicants to identify their property criteria, and swiftly and efficiently introduce them to property matching their requirements. You will conduct viewings on a daily basis of our property portfolio and arrange to view properties through other agents. You will negotiate with potential applicants ensuring that our Landlords interests are best served. In liaison with the office manager you will keep our landlords regularly informed about the progress of the marketing/letting of their property and ensure the properties are receiving every possible exposure in the market place.

Once you have successfully introduced a tenant to a property and agreed the terms of a lease you will produce a tenancy agreement, arrange an inventory using an external inventory clerk, transfer all utilities, arrange a gas safety certificate, take references on the prospective tenant and inform our accounts team and management team of the tenancy terms.

The relationship with the tenant continues throughout the term of the tenancy and the negotiator could end up arranging another tenancy for the tenant on a new property and a re-let on the existing property.
